Guido Villanueva specializes in the appraisal of commercial real estate throughout California with special focus in the San Francisco Bay Area and Central Valley regions. Mr. Villanueva has extensive experience appraising a wide variety of property types including apartments and condominiums, shopping centers, regional malls, medical and professional offices, industrial buildings (biotech and data centers, warehouse, R&D, manufacturing) theaters, mixed-use properties, hotels/motels and vacant land. Mr. Villanueva also has experience with feasibility and highest and best use studies, as well as in various special use properties, including: athletic clubs, gas stations, post offices, hospitals, mini-storage, wineries, mobile home parks, auto dealerships, and cemeteries. Mr. Villanueva also performs minority-fractional interest valuations, condemnation and easement valuations, estate planning, tax appeal, litigation support and review appraisals.
Mr. Villanueva's real estate background is extensive. He began his career as an acquisition asset analyst with Bank of America's Investment Real Estate Group. In 1988, he redirected his focus to commercial appraisal and has since worked for several appraisal companies and lending institutions, including his position as the NorCal Regional Manager for Coast Federal Bank. In 1996, with capital and development partners, Mr. Villanueva started a land development and consulting company. They focused on acquisition and land development of ground-up, mixed use projects integrating hotels, retail and office development. As a California-licensed broker and licensed appraiser, Mr. Villanueva led the appraisal and brokerage services, as well as provided land entitlement and feasibility analysis for their projects. In 2003, Mr. Villanueva joined Hulberg & Associates, Inc. and is currently a Senior Appraiser with the firm. In 2010, to further his appraisal career and exposure, Mr. Villanueva expanded his scope of services to support various non-profit organizations. He has contributed significantly to the roll out and expansion of Roofs Across America and their collaboration with various single-family rental REIT's. He has also assisted in having various non-profits and organizations acquire bulk portfolios of distressed assets.
Mr. Villanueva has completed many of the courses offered by the Appraisal Institute, and is working toward a professional designation of the Appraisal Institute and with the CCIM. He is the current 2012 Northern California Appraisal Institute Workshop Chairperson.
