Mr. Villanueva joined Hulberg & Associates in 2003 and has experience appraising a wide variety of property types including retail centers, theaters, regional malls, medical and professional office, industrial, biotech and data centers, apartments and condominiums, mixed-use properties, special use properties (athletic clubs, churches, hospitals, lumber yards, mini-storage and auto dealerships), feasibility studies and vacant land.  Mr. Villanueva also specializes in minority-fractional interest valuations, condemnation and easement valuations, expert witness and litigation support, estate planning, tax appeal, and review appraisals.

Mr. Villanueva’s real estate background is extensive.  He started as an asset analyst with Bank of America’s Investment Real Estate in 1986, and has worked for several fee appraisal companies.  He managed an appraisal division as the Northern California Regional Manager for Coast Federal Bank in 1996.  Subsequently, Mr. Villanueva started a California licensed brokerage, land development and consulting company identified as Villanueva Realty Advisors, a subsidiary of Pacific Realequities.  His focus has been to acquire and manage several land development projects for hotels, retail and office development, provide land entitlement and feasibility analysis as well as perform brokerage and appraisal of general commercial and industrial real estate. 

Mr. Villanueva has completed many of the courses offered by the Appraisal Institute, and is working toward a professional designation of the Appraisal Institute and the CCIM Institute.
