An experienced consultant in real estate appraising since 1976, Mr. Hulberg has directed studies for clients including major lenders, developers, property owners and government agencies. He is a holder of Certified General License number AG003542 from the State of California. He has served as the Chairman of the Admissions Committee for the Northern California Chapter of the Appraisal Institute and has also served on its Board of Directors.

 

Mr. Hulberg is a frequent speaker and instructor on real estate appraisal topics. He has testified as an expert witness on many occasions regarding valuation related issues. Condemnation, construction defects, contamination and business litigation are among his specialties.

 

Mr. Hulberg's educational background includes an M.B.A. degree from San Jose State University. He also holds a B.S. degree in business, graduating with honors, from San Jose State University. Mr. Hulberg is a member of the International Right of Way Association and a member of the Rotary Club of San Jose.

Yvonne J. Broszus, Vice President, joined Hulberg & Associates in 1988. Her previous background is in market research. She holds the “Certified General” license in the State of California (No. AG019587).

 

Ms. Broszus has extensive experience in appraising a wide variety of property types, including retail, office, industrial, and residential properties, as well as special purpose properties such as automobile dealerships, service stations, worship facilities, military bases and airport properties.  Her expertise includes consulting, condemnation, and litigation support.  She is also a qualified expert witness.

 

Her education includes a bachelor's degree in marketing from Santa Clara University, with an emphasis in market research.  Ms. Broszus has also taken a number of real estate classes and seminars through the Appraisal Institute and other real estate organizations.  She has been active in committees with the Northern California chapter of the Appraisal Institute, and has previously served as Chairman of the Fall Conference committee.

Walter D. Carney, Executive Vice President, joined Hulberg and Associates in 1984. A member of the International Right of Way Association (IRWA), he also holds the "Certified General" license in the State of California (No AG003413).

 

Mr. Carney is a frequent speaker on real estate appraisal topics for the Appraisal Institute and IRWA education seminars, and for appraiser, lawyer, and banking groups.  He has held a number of chapter offices in IRWA, including Chapter 42 President, was a member of the chapter's Board of Directors and was an International Board Member.  He has also been active in committees with the Northern California chapter of the Appraisal Institute, including the Admissions Committee (peer review).  

 

He began his appraisal career in real estate in 1978. His experience includes consulting and valuation of complex and non-complex types of commercial, industrial and residential properties, of various rights in permanent and temporary easements, and of numerous types of agricultural properties, wetland and sensitive open space, and operating and abandoned right-of-way corridors, among other property types.  He has testified as an expert witness on real estate matters on many occasions. 

 

Mr. Carney's educational background includes two A.B. degrees, and numerous classes in real estate and appraisal, and investments. He graduated with honors from the University of Southern California, with degrees in Economics and International Relations. His investment and finance experience includes three years as an investment advisor with a major New York Stock Exchange securities brokerage firm

Mr. Hillas joined the firm in 2007 as Manager of the Hulberg & Associates Central Valley Office in Modesto. His experience since 1980 includes small and large private firms and lending institution staff positions in Alaska, Colorado and California.  With over 20 years experience in the Central Valley, Mr. Hillas has been involved in the valuation of all types of property, with specializations in subdivision and multiple family housing.

 

Mr. Hillas holds the SRA designation from the Appraisal Institute, and has been very involved in this professional organization since the early 1990's.  Having served as Sierra Chapter president in 1998, and as president of the Northern California Chapter in 2004.  Mr. Hillas continues to serve representing the Western United States as a member of the Appraisal Institute National Board of Directors.

 

Valuation and consultation assignments have been completed for a variety of clients and for various purposes.  Mr. Hillas is experienced in litigation support, having served as a Qualified Expert Witness involving a variety of property types.

 

Mr. Hillas is a Certified General Real Estate Appraiser with the State of California (AG002432).  In addition to many appraisal related courses and seminars, Mr. Hillas holds a bachelor's degree in business administration from the University of Oregon.

Mr. Kuhnhoff manages the firm's East Bay office. He joined Hulberg & Associates in 1986.

 

He began his appraisal career in 1979 as a machinery and equipment appraiser with the national firm of Marshall & Stevens, Inc. He began appraising commercial real estate for Marshall & Stevens, Inc. in 1983. From 1983 to 1987 he served as an appraisal manager in both machinery and equipment and real estate for Arthur Andersen & Company. He has extensive experience as a project manager in appraisal assignments with multiple locations. He has performed appraisal assignments throughout the western United States, including California, Oregon, Washington, Arizona, Nevada, Idaho, New Mexico, and Colorado. He is an MAI member of the Appraisal Institute, a holder of the "Certified General" (license number AG001791) and a qualified expert witness.

 

Along with numerous appraisal courses and seminars in real estate valuation, Mr. Kuhnhoff holds a B.A. degree in Mathematics from Sonoma State University.
